Starting Salary: $32,640.00 – $34,507.09, per year based on experience.

The Role
A Maintenance Custodian to provide fulltime custodial and maintenance services at a 38-unit apartment and commercial space complex in Belleville Ontario. 1 Bedroom onsite residence option available.
The Maintenance Custodian is responsible for the daily cleaning and general maintenance in common areas of the building, exterior of the building and in suite. They are expected to monitor resident activity including the on-site fitness facility, parking and laundry room, perform minor plumbing and handyman repairs, replace light fixtures, plugs and switches, fuses, troubleshoot appliance and HVAC issues including the heating and ventilation systems in the building.
This is a full-time position with the opportunity for a live-in position in an apartment in the building.
Duties include, but are not limited to:
- Ensure that the building and grounds are safe, clean, and presentable
- Work with Property Inspectors & Property Administrators to respond to tenant questions, concerns, emergencies, and complaints in a timely manner
- Build positive tenant relations and communications
- Professionally respond and prepare reports for management via email
- Thoroughly clean lobby, elevators, garbage chute, parking areas both interior and exterior,hallways, stairwells, including mopping and vacuuming of all floors
- Facilitate the move in and move out of tenants and perform move-in/out inspections
- Monitor building activities on remote camera system
- Manages all building maintenance requirements to the highest standards. This includes cleaning all common areas, supervising contractors and logging work performed and conducting repairs as necessary
- Regularly conducts building inspections and makes recommendations to Property Inspectors and Property Administrators for preventative maintenance
- Notify management concerning the need for major repairs
- Facilitate unit viewings with prospects as appointments are sent by email to a company cell phone (provided)
- Prepares vacant suites for new tenants by completing necessary repairs, upgrades and/or cleaning and providing photos or videos of the unit for marketing purposes
- Facilitate work orders and perform minor maintenance in areas as needed
- Salt, shovel and clear snow to maintain exterior at acceptable safety levels throughout the Winter
- Manage grass cutting in the warmer months
- Perform some now removal and salting on pathways and entrances
- Perform garbage bin, chute and grounds maintenance duties on a daily basis
- Ensure resident safety and security always;
- Respond appropriately and professionally to all onsite emergencies
- Occasionally perform duties at nearby residential properties
- Willing to work overtime on holidays and/or weekends as required
- Perform other duties and responsibilities as assigned by the Operations Manager or designate(s)
Qualifications
- Live-in on-site Maintenance Custodian strongly preferred
- High school diploma
- Minimum 1-year janitorial custodian experience
- Valid driver’s license and reliable transportation
- Ability to use smartphone and computer literate
- Able to use email on a daily basis
- Be physically able to carry out all necessary duties. Must be physically able to lift, push, pull, carry up to 50 lbs
- Previous experience in housekeeping or building management is considered an asset
- At least 1-year experience with painting and maintenance repairs
- Excellent customer service skills
- Experience working safely with cleaning and other chemicals used in building operations
- Ability to be flexible and self-motivated and to take initiative
- Must be a resident of Canada or possess the appropriate documentation to legally work in Canada
